Winter tires on rims(tires are dry rotted)

The good:
Body is in good shape
Rims are like new
All good glass
Mechanically sound
Rust checked the last 8 years I’ve owned it
New battery


The bad:
Driver side floor is gone(I have a floor pan)
Inner rockers aren’t the best
There’s a soft spot in bed pan that has been patched over
Spare tire support member is getting soft.
Chuck missing out of the drivers seat and the headliner is falling down.
Cats were removed so the engine light is on
Fuel gauge doesn’t read accurately below 1/4 tank.
