Fix up our cute house!!! Cheaper than rent!

For sale by owner. 72 Main Street Petley, Nl, PLEASE just someone buy and polish up our cute house! It has so much potential, and we bought for a lot more, but tenants screwed us, and now we're under water!!!

What's wrong with it you ask, why so cheap?
Full disclosure - house is kinda awesome (aside from a horrible pet smell which is awful but is all in the flooring - needs all new laminate flooring), community is super awesome.....neighbour is awesome, helps everyone BUT also has a kind of junkyard of scraps he uses to fix everyone's cars and appliances in town. You will need a fence and then you won't see his crap. He is not on the water side ;) so that's a bonus - unobstructed views of the ocean.

All the hard work done - new pex plumbing, electrical panel, windows, siding, roofing in recent years.
Crappy tenant left pets unattended - the laminate flooring throughout needs replacing (smell is awful). Some drywall patching and paint would make it great.

(We paid over $3k to have it cleaned when the tenant left. It really is ready, just take out that flooring)

Full undeveloped basement with it's own entrance. Good insulation. Previous owner had a woodstove, so you could hook that up to the pipe again (you can see ash in the basement where it was).

40 minute drive to Clarenville
